Realty Times market experts in Wichita, Kansas, have a lot to say about this bustling Midwestern city.
According to expert Wayne "Shorty" Short, the city has repeatedly ranked on the top of many prestigious lists, including most affordable city in the Midwest by Forbes magazine and a "Top Ten Best Big City to live in" by Money Magazine.
And the unemployment rate is below that of the national average.
In July 2 of this year, Short reported, "a new study by PMI Mortgage Insurance Co. ranked 381 Metropolitan areas in ability to hold their market value over the next 2 years. The Metro Wichita, KS area ranked right at the top of this report with only a 1 percent chance of home prices declining between now and the 1st quarter of 2010. Metro areas in Florida and California had a 90 percent chance of homes decreasing in value."
Real estate agent, Gloria Light, reports that "there has been a slight increase in traffic but expectations are weak on the quality of traffic. The buyers are out there but are unable to qualify for the loan or not yet ready to purchase. Since there is a lack of loan options for sub-prime buyers and increased of down-payment needed, buyers are having a challenge on getting a loan. This will only strengthen home sells in the future."
This all spells out good news for the Wichita area.
